If the tenant pays everything owing by the termination date, the N4 is void. Use the current N4 form; older versions stop being accepted on November 30, 2026 for the forms the LTB replaced in September.

N4 questions landlords ask

Is the N4 notice period 7 days or 14 days now?

For N4 notices given on or after September 21, 2026, the termination date must be at least 7 days after the notice is given. Notices given before that date still needed 14 days for monthly tenancies. The change came from Bill 60, the Fighting Delays, Building Faster Act.

Do I count the day I serve the notice?

No. Day one is the day after the notice counts as given. Hand delivery on October 1 means a termination date of October 8 or later.

How many days do I add if I mail the N4?

Five days. Mail is treated as given five days after you send it, so mailing on October 1 means it counts as given October 6 and the earliest termination date is October 13. Courier adds one business day.

What does the 50% rule mean for my L1 hearing?

For rent arrears applications filed on or after September 21, 2026, a tenant who wants to raise other issues at the hearing, like maintenance, must pay you half the arrears you claimed at least seven days before the hearing. The payment goes to you directly, not to the LTB.

What counts as persistently late rent now?

Rent received more than seven days after the due date at least three times within six months. Payments you applied to older arrears don't count as late.
