Ontario has set the 2027 rent increase guideline at 1.9%, down from 2.1% in 2026. It applies to rent increases that take effect between January 1 and December 31, 2027 on rent-controlled units.

When you can raise the rent

Three rules apply:

  1. Twelve months must have passed since the tenant moved in or since the last increase.

  2. You must give at least 90 days' written notice.

  3. Use the LTB's N1, Notice of Rent Increase (N2 if the unit is partially exempt).

The guideline that applies is the one for the year the increase takes effect. An increase effective December 1, 2026 uses 2.1%; one effective January 1, 2027 uses 1.9%. For a January 1, 2027 increase, the notice had to be served by October 3, 2026.

Is your unit exempt?

Units first occupied as a residence after November 15, 2018 are exempt from the guideline. You can raise rent by any amount, but you still need 12 months between increases and 90 days' written notice.

Going above the guideline

To increase rent above 1.9% on a controlled unit you need LTB approval through an L5, Application for a Rent Increase Above the Guideline, based on major capital work, extraordinary tax increases or security costs. The fee is CA$233 for the first ten units plus CA$10 for each additional unit, up to CA$1,000.
